SERVICES      

Property Viewings 
We will arrange and transport you to appropriate properties. A charge will be made for petrol at € 0.2 per Kilometre (reasonable petrol charges will be refunded if you purchase a property through us within 12 months of a viewing).

Agent Commission Our commission is charged at 3% of the purchase priced of the property with a minimum of € 500 a property.

Registration of a Bulgarian Company  Under current Bulgarian law foreign nationals are not permitted to purchase land in Bulgaria. The method used to overcome this law is for a Bulgarian company that is owned by the foreign national to purchase the land. Once a company has been incorporated then land can be purchased. Our fee to register a Bulgarian company is € 500.
A legal requirement to form a Bulgarian company is to deposit € 2,500 into a bank account. Once the new company has been formed this money can be withdrawn and used.  
As soon as a company has been registered and a property has been purchased through your Bulgarian company we require that the office address of your company be transferred to the address of a property owned by your company. Our fee to register the new address of your company is € 200.

Contract and Legal To Purchase a property in Bulgaria a contract must be signed. Sometimes two contracts are used which includes a preliminary contract to initially secure your property. 
Prepare Preliminary Contact, including a power of attorney, translation of documents and inspection by a solicitor. Our Preliminary Contract fee is € 100.
Prepare Final documentation, including a power of attorney, translation of documents and inspection by a solicitor. Our Final documentation fee is € 100.

Change utility accounts into new owners name  When a property is purchased, It is necessary to immediately change the accounts of utility companies into the new owners name. This can include electricity, water and telephone accounts. Our Utility company change of name fee is € 50.
Translation Translation of documents from Bulgarian to English. € 5 per page. 

Accountancy service
Prepare annual accounts for submission to the tax administration. Arrange the Issuing of new company documents that are legally required every six months. Prepare two reports a year of the activity of the company bank account. Our annual accountancy fee is € 150, excluding government agency fees and based on a company owning one property. 

Airport Pick up We can arrange to pick you up from the airport and drive you to your hotel.
Sofia to Veliko Tarnovo. Fee € 75  Varna to Veliko Tarnovo. Fee € 75  Bourgas to Veliko Tarnovo. Fee € 150
Out of office hours pick up may be subject to an additional charge.

Legal Representation  We can arrange Independent legal representation. The cost of legal representation is dependent on the service required.

Property Management We offer property management to check your property and to organise the paying of utility bills, maintenance work etc. The cost of our property management is dependent on the level of service that you require and the location of your property.


Important Cost Information when purchasing a Bulgarian Property

Notary Fees and Stamp Duty  
The sale of Property in Bulgaria is completed at a Public Notary. The Notary will charge a fee to notarize a sale and will collect a Municipality stamp duty.  These fees are fixed and are based on the book value of the property. As a guide the notary fees and stamp duty is approximately a total of 3% of the property book value.
